What  You Must  Know   &  Do

Before You Rent 

You must be aware of and follow the rental restrictions contained in the Casablanca Condominium Declarations which have recently been upheld by the Court and reinforced by a Court Order that clarifies and makes compliance mandatory.

OWNERS WHO DO NOT RENT- what you must do:

If you are an owner that lives in a unit or does not rent your unit to anyone you do not have to do anything. 

NIGHTLY RENTALS - what you must do:

If you rent your unit on a nightly basis for less than 30 days you must have a contract with the Designated Rental Agent (the front desk owner) and pay the appropriate or related fees for each rental or reservation made through the system established for the property and transient rentals. If you rent your unit for more than 30 days you do not require a contract with the DRA but you are limited to the number of rentals permitted and you must register all renters and pay the corresponding published fees for non-contracted owners. 

LONG-TERM and ANNUAL RENTALS - what you must do:

If you rent your unit on a long-term basis, non-transient (more than six months) or on an annual lease you must have your renter approved and pay the corresponding fees associated with the approval process.  Approval of a long-term renter is basically the same as the approval process for a new unit owner.  You must submit the rental application along with a credit & background check and if you do not have a current credit & background check you must request a credit & background application and pay $250 for the background & credit check once the signed application is returned.  Your renter will be approved or rejected once the credit & background check is complete.
